Coating a concrete floor is about 80 percent preparation and 20 percent coating. Every failure we are called out to reverse that ratio.
Grinding, not etching
Coatings bond to a mechanical profile — a controlled roughness measured on the ICRI concrete surface profile scale, typically CSP 2 to CSP 4 depending on how thick the system is. Diamond grinding or shot blasting produces that profile consistently across a whole slab and lets us see what we are working with as we go.
Acid etching is the shortcut. It produces an inconsistent profile, leaves residue that has to be completely neutralised and rinsed, and gives no view of the substrate. It is the single most common reason a garage floor coating fails here.
Why “here” specifically: an unconditioned Tarrant County garage swings from below freezing during a January norther to well over 120 degrees at slab level in August. That thermal cycling puts the bond under load twice a year, every year. A profile that would survive in a mild climate does not survive that.
Moisture
Concrete drives water vapour upward, and a coating is a vapour barrier laid on top of it. Where the slab is passing more moisture than the coating is rated for, the pressure builds under the film and lifts it.
Slabs on the prairie side of town tend to read drier than the clay-side slabs east and south, but neither can be assumed. We test — calcium chloride to ASTM F1869 or in-situ relative humidity to ASTM F2170 — and keep the reading, because manufacturer system warranties are conditional on it.
Where a slab reads above what the coating allows, a moisture-mitigating primer rated to a specific ceiling is the correct answer. It costs money. It costs less than recoating a floor that failed.
Repairs first
Spalls, cracks and control joints get addressed before anything is coated. A crack coated over telegraphs through within months. A control joint filled with the wrong product either cracks the fill or transmits movement into the field.
The systems
Single-colour epoxy. The straightforward residential garage floor. Grind, prime, coat, topcoat. Durable, and the least visually forgiving of a slab that was not properly prepared.
Full-broadcast flake. Vinyl flake broadcast to refusal into the base coat, scraped back and topcoated. Hides imperfection, adds texture underfoot, and is what most people picture when they picture a finished garage.
Polyaspartic and polyurea. Fast-cure systems that return a garage to foot traffic the same evening and to vehicles within roughly a day. They cost more than epoxy. What you are buying is the week you would otherwise lose, and better resistance to the temperature cycling described above.
Metallic and decorative. Hand-applied, genuinely one-off, and not repeatable between crews or even between rooms. We sample before committing a floor, because the technique is manual and the result is not previewable from a brochure.
Industrial epoxy and urethane cement. Warehouse, shop and plant floors, specified on mil thickness, chemical resistance, joint treatment and rolling load. This is the work along the Alliance corridor and the industrial ground north up I-35W, and it is an engineering conversation rather than a colour one.
Polished concrete. Mechanically ground, densified and polished through a grit sequence to a specified gloss and aggregate exposure. No coating to peel, no recoat cycle, and maintenance is a burnisher. For a large floor plate with a long service life it is often the better economics.
Anti-slip
Where a floor gets wet and people walk on it anyway — a commercial kitchen, an entry, a pool surround — aggregate is broadcast into the topcoat or a treatment is applied to existing concrete or tile. It is specified against a wet dynamic coefficient of friction, not against how a dry sample feels under a hand.
