Aledo Flooring: Installation, Refinishing and Repair
- Ground
- Fort Worth Prairie — shallow soil over Goodland and Walnut limestone, stable by regional standards
- Foundation
- Post-tension slab-on-grade across the modern custom and semi-custom stock
- Housing stock
- Larger-lot custom and semi-custom homes, mostly 1990s onward, plus master-planned development
- Permitting
- City of Aledo and Parker County, depending on whether the property sits inside city limits
Aledo is acreage country on the good ground, and the two things that shape the work here are the size of the floor plans and the fact that a lot of properties sit outside city limits.
Big plans, flat slabs
The houses here are large and the plans are open, which brings the same problem Southlake has: long uninterrupted sightlines are unforgiving.
Large-format tile needs the substrate flat to about an eighth of an inch over ten feet, roughly twice as flat as a floating floor requires, because rigid tile cannot follow a curve and small deviations accumulate into visible lippage across a long run. Wide-plank hardwood has the same problem for a different reason — a long board bridges a dip rather than following it, then flexes at the joint under every footstep.
So even on stable ground, the levelling line on an Aledo quote can be real. What should be smaller here than east of Fort Worth is the movement-related work, not the flatness work. Those are two different things and they get conflated in quotes all the time.
Stable ground, and what it actually buys
Aledo sits on the Fort Worth Prairie — shallow soil over Goodland and Walnut limestone. It is nothing like the expansive Eagle Ford clay south and east of the city, and slabs here move very little seasonally.
That means crack isolation under tile is a judgement call rather than the default it is in Mansfield or Crowley, and it means the seasonal cracking people associate with North Texas tile is much less of a factor.
It does not change moisture. Concrete drives water vapour upward regardless of what it sits on, and a glue-down floor still gets an in-situ relative humidity reading first.
Post-tension, and it matters more on acreage
Nearly all the modern stock here is post-tension. Cables get located before anything is cut, cored or fastened — and on a large custom house with a lot of transitions, thresholds and built-in work, there are simply more opportunities to put a fastener somewhere it should not go.
Outbuildings and shops
Acreage properties come with barns, workshops and detached garages, and coatings are a larger share of our work here than in the suburbs.
For a working shop the specification question is chemical resistance, mil thickness and rolling load rather than colour, which puts it closer to our commercial work. For a finished garage it is a flake or polyaspartic system over a mechanically ground profile — never an acid etch, because an unconditioned building in this county cycles from below freezing to well over 120 degrees at slab level and that loads the bond twice a year.
Two jurisdictions
Some Aledo-addressed property is inside city limits and some is unincorporated Parker County. It affects who has jurisdiction over work that needs it, and we establish it early rather than assuming.
What we do most here
Hardwood and stone through the houses, with the flatness work underneath. And coatings in the outbuildings.
