White Settlement is one of the older post-war suburbs west of the river, and it is a city where the honest advice usually saves people money rather than spending it.
Where the budget actually goes
The houses here are modest and the rooms are small, which has a real consequence: material cost is a smaller share of the total than it is in a big open-plan house, and labour and preparation are a larger one.
That changes the sensible strategy. Buying a more expensive plank for a twelve-foot bedroom moves the total very little. Skipping the slab correction underneath it moves the total a lot — and it is why the floor sounds hollow and separates at a joint two years later.
So the recommendation here is usually: spend on the preparation, be pragmatic about the material, and put the better material only in the rooms that need it.
Prairie ground keeps that cheap
White Settlement sits west of the Trinity on the Fort Worth Prairie — shallow soil over Goodland and Walnut limestone. It is among the most stable ground in the county and nothing like the expansive Eagle Ford clay east and south of downtown.
Slabs here move very little, so the correction is nearly always grinding high spots and filling low ones rather than a levelling pour. On a house this size that is generally a morning’s work.
Age still matters. A 1955 slab has had seventy years to settle, and stable ground slows that rather than preventing it. Flatness gets measured.
What is under the current floor
These houses have usually been through two or three coverings, and the tear-out is priced by what is bonded to the slab rather than by area.
In the oldest parts of the stock there is a reasonable chance of pre-1980s sheet vinyl underneath. Some backings from that era contained asbestos, which makes it a testing question before it is a demolition question, and it gets handled properly or not at all.
There is also a fair chance of oak strip under carpet in the 1950s houses. We lift a corner before quoting a replacement, because refinishing a protected, never-sanded floor usually costs less than recarpeting the same rooms.
Freeze damage
The 2021 freeze hit this stock hard, and every hard winter since has produced a smaller version of it. Older supply lines in smaller houses, and water that tracks along the slab and appears at the perimeter of a room weeks later.
We map where the water went before quoting the repair. Pulling three boards at a wall line tells you far more than a meter run across a surface that has already dried on top.
