Azle is the most varied city on our list. Inside a few miles you get 1990s subdivision slabs, older rural houses on piers, and lake-adjacent properties that were built as weekend places and later became homes. There is no typical Azle floor.

Pier and beam is still here

In most of Tarrant County, pier-and-beam construction stops with the pre-war stock. Out here it persisted much later, particularly on rural and lake-edge lots, and that changes the work substantially.

The good news is that a real wood subfloor over joists will take solid hardwood nailed down in the traditional way — something you cannot do on the post-tension slabs that dominate the newer parts of the county.

The complication is the crawl space. Water that reaches the floor keeps going, wets the joists, and dries slowly in a space with limited ventilation. A floor that looks acceptable six weeks after a burst line can be sitting on framing that is not, and the only honest assessment is to open it up and look.

It also means the joists themselves are worth inspecting on any significant job. Sistering a split joist while the floor is open costs a fraction of doing it later.

Two jurisdictions

Some Azle-addressed property sits inside the city limits and some sits in unincorporated Tarrant or Parker County. That affects who has jurisdiction over any work that needs it. It is worth establishing early rather than assuming, and we will ask.

Prairie edge, grading west

The ground here is the western edge of the Fort Worth Prairie grading into the Trinity Group sands. Both are considerably more stable than the Eagle Ford clay south and east of Fort Worth, so slab movement is a small factor in the subdivision stock.

Where there is a slab, preparation is nearly always grinding rather than a levelling pour.

Outbuildings

Detached garages, workshops and barns are more common here than anywhere else we work, and concrete coatings are a bigger share of the job list because of it.

The rule does not change with the building: coatings bond to a mechanically ground profile, not an acid etch, and an unconditioned structure in this county swings from below freezing in January to well over 120 degrees at slab level in August. That cycling is what lifts an under-prepared coating at the edges in its second summer.

For a barn or a shop floor the question is also chemical resistance and rolling load rather than colour, which puts it closer to our commercial work than our residential.
