Saginaw is a rail town that grew a suburb, and it is one of the few places on our list where residential and commercial work turn up in roughly equal measure.
The industrial side
The grain elevators, the rail corridor and the light-industrial ground running north up toward the Alliance area give this city a genuine shop-floor market.
That work is specified completely differently from a house. Mil thickness, chemical resistance, joint treatment and rolling load, rather than colour. A warehouse floor taking pallet jacks needs a system rated for that load; a mechanic’s shop needs chemical resistance; a food-adjacent space needs a wet slip profile and coving.
Polished concrete often wins on economics over a long service life — nothing to peel, and maintenance is a burnisher rather than a recoat cycle. Coatings win where the chemistry or the profile demands them. It is an engineering conversation, and the appearance follows from it.
Residential coatings, same rule
Domestic garages here get the same treatment as the shops, because the failure mode is identical: coatings bond to a mechanically ground profile, not to an acid etch.
An unconditioned garage in this county goes from below freezing during a January norther to well over 120 degrees at slab level in August. That cycling loads the bond twice a year, and a profile that would hold somewhere mild does not hold here. Hot tyre pickup is the symptom and inadequate preparation is the cause.
Prairie ground
Saginaw is west of the Trinity on the Fort Worth Prairie — shallow soil over Goodland and Walnut limestone, and among the more stable ground in the county. Slabs move very little.
That keeps the preparation line small on a residential quote here: grinding rather than a levelling pour in most cases, and crack isolation under tile as a judgement call rather than a default.
Moisture is unaffected by any of that. Concrete drives vapour upward wherever it sits, so a glue-down floor still gets a slab reading first.
The residential stock
Most of the housing is 1990s and 2000s, which means post-tension slabs. Steel tendons under load, located before anything is cut, cored or fastened, and no nailing solid hardwood to the slab.
Vinyl plank is the material that suits this stock best and it is most of what we install here. The specification detail worth insisting on is the wear layer: 20 mil rather than the 12 mil residential grade, which looks identical in a sample box and lasts a good deal less time.
