Bedford is a 1970s and 1980s city, and forty-plus years is exactly long enough for a slab to stop being flat without anybody noticing.
Why the floor sounds hollow
The most common call we get here is not about damage. It is about a laminate or vinyl plank floor, installed a year or two ago by somebody else, that sounds hollow underfoot and has started to separate at a joint.
It is almost never the product. A slab that has settled slightly dished leaves voids under a floating floor, and every footstep flexes the board across that void until the click joint works loose. A thin board over an attached pad amplifies it into a drum.
The fix is not a better plank. It is grinding the high spots and filling the low ones so the substrate is inside the tolerance the flooring manufacturer actually publishes — usually about three sixteenths of an inch over ten feet. That work takes a morning on most Bedford houses and it is the line item a cheap bid leaves out.
If you are collecting quotes here, ask each contractor what they measured and what they intend to do about it. The answer separates the bids more reliably than the material does.
What is under the existing floor
Bedford houses have usually been through two or three floor coverings. What matters for the quote is what is bonded to the slab now.
Stretch-in carpet lifts in an afternoon. Thinset tile has to come off and the residue be ground back. Glued-down carpet leaves adhesive that has to go before anything new will bond. And in the oldest parts of the stock there is occasionally pre-1980s sheet vinyl, which is a testing question before it is a demolition question — some backings from that era contained asbestos and that is handled properly or not at all.
Tear-out is priced by what is coming up, not by square footage, and it belongs on its own line.
The ground is not the problem here
Bedford sits on Woodbine sand rather than the Eagle Ford clay that runs south and east of Fort Worth. It drains better and moves considerably less, so seasonal slab movement is a much smaller factor than it is in Arlington or Mansfield.
That means preparation here is nearly always grinding and patching rather than a full levelling pour, and the preparation line on a Bedford quote should be correspondingly modest. If someone has quoted you a substantial pour, ask to see the flatness survey that justifies it.
