Euless has a larger share of rental and investor-owned property than most of the county, sitting where it does against the airport. That changes what the right floor is, and it is worth being direct about it rather than selling everybody the same specification.
Specifying for a turnover
A floor in a rental is bought on a different calculation from a floor in a family home. What matters is cost per year of service, how fast it goes in between tenancies, and whether damage can be repaired in one room rather than replaced across the unit.
That pushes toward rigid-core vinyl plank in a floating assembly, for three reasons. It handles water, so a slow appliance leak does not become a replacement. Individual planks can be lifted and swapped, so one damaged room does not mean the whole floor. And it goes down fast, which matters when the unit is empty and not earning.
The specification detail that actually decides this is the wear layer. The 12 mil residential product and the 20 mil product look identical in a sample box and last very different lengths of time under tenants. For a rental, 20 mil is the sensible floor rather than an upgrade — it will outlast several turnovers and it is not much more per square foot.
Where laminate is genuinely the right answer
We are not going to pretend laminate is never correct. In a bedroom, a study or any room that will be redone within about five years anyway, it is good value and it looks better at the price than vinyl does.
Where it fails is predictable: a kitchen with a refrigerator water line, a laundry, and a room with a door onto a hot west-facing patio. Those three account for most of the laminate damage we are called out to. If the room is on that list, rigid core is the more honest specification and costs a little more.
Carpet that survives a tenancy
Where carpet goes in — bedrooms, mostly, and stairs — the two things that decide how it looks in three years are the fibre and the stretch.
Nylon resists crushing considerably better than polyester and is what belongs on stairs and in traffic lanes. And the carpet gets power stretched rather than knee-kicked, because a house running air conditioning for six months a year relaxes its carpet seasonally, and an under-stretched floor shows that as ripples inside two summers.
The ground
Woodbine sand, which drains well and moves far less than the Eagle Ford clay south of Fort Worth. Slab movement is a minor factor here. Flatness correction is usually grinding rather than pouring, and it is still measured rather than assumed on a house that has been standing for forty years.
