Hurst is a ranch-house city, and ranch houses from the 1960s were very often built with oak strip flooring that somebody carpeted over in the 1980s.
We lift a corner before we quote
This is the single most useful thing we do on an estimate visit here, and it takes two minutes.
Under a lot of the carpet in this city there is two and a quarter inch oak strip, never sanded, in perfectly serviceable condition. It has been protected by carpet for forty years. Refinishing it costs less than recarpeting the same rooms and produces a considerably better floor.
We have had more than one Hurst client call about new carpet and end up refinishing a floor they did not know they owned. If there is something worth saving under there, we would rather tell you than sell you a covering for it.
Where there is no wood
Plenty of these houses were built on slab with no wood at all, or had the original floor taken up decades ago. For those, the ordinary Tarrant County sequence applies: measure the flatness, correct it, then float or glue.
Fifty-odd years is long enough for a slab to have settled slightly, so the correction step is real. Most of the hollow-sounding floating floors we get called out to in this city are a substrate that was never flattened rather than a product that was too cheap.
Single storey changes the carpet quote
One practical difference from the newer two-storey stock further north: there are usually no stairs. Stairs are the most labour-intensive part of a carpet job per square foot, and their absence is why a whole-house carpet quote in Hurst often comes in below one for a smaller house in Keller.
Where there are stairs, in the split-level and 1980s stock, they get quoted as their own line rather than folded into the area.
Ranch-house room sizes
The rooms here are smaller and more separated than in an open-plan build, which has one genuine advantage: wide-plank flooring is far more forgiving in a series of modest rooms than across a forty-foot sightline. A slab deviation that would show as a bounce in a big open plan simply does not have the run to express itself.
It also means seams and transitions matter more, because there are more doorways. That detailing is quoted as work rather than assumed.
The ground
Woodbine sand, which drains well and is much less expansive than the Eagle Ford clay south of Fort Worth. Seasonal slab movement here is minor, and preparation is nearly always grinding rather than a levelling pour.

Refinishing rediscovered oak. Vinyl plank where there is nothing worth saving. Carpet in bedrooms. And the occasional subfloor repair where a decades-old appliance leak finally showed itself.
