Watauga is a compact city of modest 1970s and 1980s houses, and the useful conversation here is not which material is best. It is which two rooms deserve to be done properly.

Mixing materials on purpose

A whole-house quote in a single material is the easiest thing for a contractor to produce and it is rarely the best value in a house this size.

The honest split is usually this. Kitchen, laundry and any bathroom get rigid-core vinyl plank, because those are the three rooms where water reaches the floor and where laminate reliably fails. Bedrooms get carpet or laminate, because they are dry, and because the money saved there is what pays for the vinyl in the wet rooms.

Laminate is genuinely good value in a bedroom or a study. It has a more convincing surface texture than vinyl at the same price and it feels harder underfoot, which some people prefer. It is simply the wrong specification next to a refrigerator water line or a door onto a hot patio.

We would rather quote you that split than one product across the whole house.

AC rating, not price per box

If laminate is going in, the number that decides how it looks in four years is the abrasion class. AC3 is rated for general residential use; AC4 is light commercial, which in practice means a house with children or a dog.

The price gap between the two is usually small and the difference in a hallway after four years is not. In this stock we would specify AC4 as the baseline rather than as an upgrade.

Flatness in a forty-year-old slab

Every house here is on a conventional slab that has been standing for forty years or more. That is long enough to settle slightly dished, and a dished slab is what makes a floating floor sound hollow.

The correction is grinding high spots and filling low ones to the tolerance the product publishes — usually three sixteenths of an inch over ten feet. On a house this size it is generally a morning’s work, and it is the line item a cheap bid omits.

Small rooms are forgiving

One advantage of the footprints here: a series of modest rooms is far more forgiving of a slab deviation than a long open sightline is. Wide-plank flooring, which needs a very flat substrate across a big open plan, causes far fewer problems in a room that is twelve feet across.

It does mean more doorways, more transitions and more thresholds. That detailing is quoted as work rather than assumed.

The ground

Woodbine sand — free-draining and far less expansive than the Eagle Ford clay south of Fort Worth. Slab movement is a minor factor here, so preparation is grinding rather than pouring in nearly every case.
