Burleson is the one city on our list outside Tarrant County, and it earns its place because it grew so fast that the housing stock has a very particular shape: a large modern suburb wrapped around a small historic town, with almost nothing in between.
The modern suburb
Nearly all of it is 2000s and 2010s, on post-tension slabs, on Eagle Ford clay.
That combination is the whole specification conversation. Post-tension means the cables get located before anything is cut, cored or fastened, and solid hardwood is not nailed to the slab. Expansive clay means that anything rigidly bonded to that slab is going to experience the slab’s seasonal movement.
For tile, that makes an uncoupling membrane a standard part of the assembly here rather than an upgrade. Without one the tile is structurally part of a moving slab, and the movement comes out as a cracked grout line and then a cracked tile, usually along a line running the length of the room.
Newer does not mean flatter, either. A 2006 slab has had almost twenty years on expansive ground, and large-format tile wants the substrate flat to roughly an eighth of an inch over ten feet. The levelling line on a Burleson quote is often real.
Old Town
The early twentieth century core is a different city. Pier-and-beam construction, wood subfloors over crawl spaces, and in several cases original timber that has been under carpet for decades.
Refinishing there is the best value in Burleson. Those boards are denser than anything milled now, they have often never been sanded, and they come up better than any new floor at the same price. They need a crew willing to slow down — old pine burnishes rather than cuts if it is sanded like a modern floor.
Those houses are also pre-1978, so disturbing old coatings brings the EPA lead rule into scope. That is a documented procedure and a reasonable question to put to any bidder working down there.
Water behaves differently in the two
In a slab house, water from a burst supply line tracks along the slab under the finish floor and shows up at the perimeter of rooms and at the sill plate, often weeks later. Pulling boards at a wall line tells you more than a moisture meter on the surface.
In a crawl space it keeps going and wets the joists, and that space dries slowly. Same event, two completely different assessments, and both happen inside this one city.
