Mansfield combines the two conditions that cause most tile failures in North Texas: strongly expansive clay, and the large open floor plans that came with the building boom of the last thirty years.
Crack isolation is the specification here
Eagle Ford clay swells when it takes water and shrinks when it dries. Slabs on it move seasonally. That movement is generally not a structural problem and it is absolutely a problem for tile mortared straight onto the slab, because a rigid bond makes the tile structurally part of the slab.
The movement then comes out somewhere. First cracked grout, then cracked tile, usually along a line running the length of the room.
An uncoupling membrane between the slab and the tile absorbs that in-plane movement. In Mansfield we specify it as standard rather than as an upgrade, and we would treat a tile quote here that does not include one as incomplete.
The thing a membrane cannot fix is active differential settlement — a slab moving unevenly rather than expanding and contracting. Distinguishing those two before tiling is the actual skill in quoting this work, and sometimes the answer is that the floor is not ready.
Big plans need flat slabs
The other Mansfield condition is scale. Large-format tile needs the substrate flat to roughly an eighth of an inch over ten feet — about twice as flat as a floating floor requires — because large tile is rigid and cannot follow a curve. Across a long open plan, small deviations accumulate into visible lippage.
Wide-plank hardwood has the same issue for a different reason: a long board bridges a dip and then flexes at the joint under every footstep.
So the self-levelling line on a Mansfield quote is often substantial and usually genuine. Ask to see the flatness survey behind it, and be suspicious of a bid that carries no preparation at all.
Post-tension throughout
Essentially all of the modern stock here sits on post-tension slabs. Steel tendons under very high load, on no predictable grid.
Cables get located before anything is cut, cored or fastened. It also means solid hardwood is not nailed down: the routes are a glue-down engineered floor over a moisture-tested slab, or a floated plywood overlay.
Movement joints
A tile installation running continuously across a large floor plate needs movement joints at the intervals the industry handbook specifies, not only at the perimeter. On expansive clay this matters more than it does anywhere else in our service area.
They are designed in at layout, and they are the detail most often skipped because they interrupt a clean field of tile.
