Southlake work is defined by scale. The houses are large, the plans are open, and the sightlines run a long way, which changes the specification in ways that have nothing to do with taste.
Flatness is the whole budget conversation
A long uninterrupted floor plate is unforgiving. Two things go wrong on it that never come up in a house full of small rooms.
Large-format tile needs the substrate flat to roughly an eighth of an inch over ten feet, about twice as flat as a floating floor requires. Large tile is rigid and cannot follow a curve, so a deviation nobody would notice on a bare slab shows up as lippage between two adjacent edges. Across a forty-foot run those deviations accumulate.
Wide-plank hardwood has the same problem for a different reason: a long board bridges a dip rather than following it, then flexes at the joint under every footstep until the joint gives.
So on a Southlake quote the self-levelling line item is frequently substantial, and it is genuine. A bid that does not carry it has either not measured the slab or is planning to raise it later. Ask to see the survey.
Movement joints in a big floor
The other thing scale brings is movement. A tile installation running continuously across a large floor plate needs movement joints at the intervals the industry handbook specifies, not just at the perimeter walls.
They are designed in at layout, and they are the detail most often skipped because they interrupt a clean field of stone. Discovering afterwards that a long run has no movement joint in it is discovering why it cracked.
Stone, and the maintenance nobody mentions
Natural stone gets specified here more than anywhere else we work. Travertine, marble and limestone all look superb in these houses and all of them are porous. They need a penetrating sealer, and the sealer needs renewing on a schedule for as long as you own the floor.
None of that is a reason not to use stone. It is a reason to have the maintenance conversation at the estimate rather than two years in, and a contractor who quotes stone without raising it is quoting a different floor from the one you will actually live with.
The ground helps
Southlake sits on Cross Timbers sandy loam, which is among the better-behaved ground in Tarrant County — considerably more stable than the Eagle Ford clay south of Fort Worth. Slabs here move less, and crack isolation under tile is a judgement call rather than the default it is in Arlington or Mansfield.
Every slab is still post-tension, which means the cables get located before anything is cut, cored or fastened. That does not change with the soil.
