Crowley sits south of Fort Worth on Eagle Ford clay, which puts it firmly on the side of the county where the ground decides the specification.
Expansive clay, and what it does to a floor
Eagle Ford clay swells when it takes water and shrinks when it dries out. Slabs riding on it move seasonally. That movement is usually cosmetic structurally and it is not cosmetic at all to anything rigidly bonded on top.
For tile, the answer is an uncoupling membrane between the slab and the tile bed, absorbing in-plane movement so it does not become a cracked grout line and then a cracked tile. On this side of the county we specify one as standard.
For a floating floor — vinyl plank or laminate — clay movement shows up differently. It is not usually a crack; it is a lip at a slab crack that telegraphs through as a visible ridge, or a dip that leaves a void and lets the click joints work. Grinding the lip and filling the dip is cheap at the start and invisible if it is skipped, until it is not.
Read the preparation line
If you take three bids in Crowley, the number that will differ most is preparation, and the cheapest quote is usually the one that has left it out.
Ask each contractor two things: what did you measure the flatness at, and what do you intend to do about it. A bidder who has not put a straightedge or a level on the floor has not priced the job, they have priced the material.
Post-tension throughout
Nearly all the housing here went up from the 1990s onward, which means post-tension slabs — steel tendons under very high load, on no predictable grid.
Cables get located before anything is cut, cored or fastened. And solid hardwood is not nailed to one: it is a glue-down engineered floor over a moisture-tested slab, or a floated plywood overlay, or it is a different material.
Moisture, separately from movement
Clay movement and slab moisture are two different problems and people conflate them. A slab can be perfectly flat and still be driving enough water vapour upward to break the adhesive bond under a glued floor.
So a glue-down installation gets an in-situ relative humidity reading first, and the probes need time to equilibrate — meaning slab testing is booked ahead of install week rather than done on the morning. A contractor who drills, reads and installs on the same day has recorded a number rather than taken a measurement.
What we do most here
Tile, with the membrane and the flatness work that make it last. Vinyl plank through the rest of the house. And the substrate preparation underneath both, which on this ground is not optional.
