Haltom City has the oldest post-war stock in the north of the county and the most mixed ground of anywhere we work. Both mean the same thing in practice: we open things up here more often than we do anywhere else.
The soft spot
The most common call from this city is a soft or spongy patch in a floor, usually in or near a kitchen or bathroom.
In a house of this age the answer is nearly always subfloor decking that has been wet at some point — a slow supply-line weep, an old appliance, a shower pan that failed a decade ago and was fixed without anyone dealing with what the water had already done. The floor above it looks fine until it does not.
That is a different diagnosis from the same symptom in a two-storey 1990s house, where it is more often deflection across a joist span. The feeling underfoot is identical and the repair is completely different, which is why we lift a board rather than quote from a walk-around.
Pier and beam, or slab, sometimes on the same street
The oldest streets here have genuine pier-and-beam construction with a wood subfloor over a crawl space. Most of what came after is conventional slab. The two are interleaved to a degree that makes the build year a real question rather than a formality.
It matters for water. In a slab house, water from a burst line tracks along the slab and shows up at the perimeter of rooms and at the sill plate. In a crawl space it keeps going and wets the joists, and that space does not dry quickly. Six weeks after a freeze a floor can look acceptable and be sitting on framing that is not.
The upside nobody expects
These houses were built in the era when oak strip was standard, and a lot of it went under carpet in the 1970s and 1980s. Small rooms, protected timber, never sanded.
We lift a corner before quoting a replacement. Refinishing that floor is frequently cheaper than recarpeting the same rooms, and it is a considerably better result. In a city where budgets are real, that is the most valuable two minutes of the estimate.
Trinity terrace ground
The soil here is river-terrace deposit rather than a single consistent formation, and it genuinely does change street to street. That is unusual, and it is why we will not tell you over the phone whether your slab needs grinding or a pour.
Older resilient flooring
In the oldest parts of this stock there is a reasonable chance of pre-1980s sheet vinyl under whatever is on top. Some backings from that era contained asbestos, which makes it a testing question before it is a demolition question. It is handled properly or it is not handled.
